Can management read it?
Only if you let them. No HelmHOA screen shows your home manual to anyone but you and your unit’s co-owners — unless you turn on sharing, which you control and can switch off at any time. Not your manager, not your board, not the front desk, not inspectors.
A share you do turn on lasts an hour, a day, or up to a week and ends by itself — and while it’s on, you can see every time it was opened and everything that was changed.
What happens when I sell?
Your appliance list stays with the unit. That’s deliberate — makes, models, serial numbers and filter sizes are genuinely useful to whoever lives there next, and leaving them costs you nothing.
Your checklists, notes and vendor contacts are personal, so they don’t. Tap Clear my notes before you go and they’re deleted, appliance list untouched — or leave them for the buyer if you’d rather.

Almost never. HelmHOA reaches you by email for the things that matter — a new repair item, an approval, a reminder — so you only sign in when there's something to do. When you do, there's no new password to invent: sign in with Google, or with a one-tap email link.
