Operational choices, never compliance ones
WorkCheck (Pro). Work orders need someone to dispatch and work them. If your association has an on-site manager or maintenance staff, the work-order queue is the surface they will live in all day. If there is no staff, skip it — the Platform tier loses nothing a volunteer board needs.
LeakCheck (Guardian). Real-time leak-sensor monitoring across units, manager triage, and a running record of the floods that didn't happen. Hardware is not included: LeakCheck works with leak sensors owned and connected by your unit owners (SmartThings-compatible). The tier buys the monitoring, triage, and reporting platform — not devices, installation, or a guarantee that owners enroll.

- Priced by unit, capped at $4,440/yr. Above 74 units the price stops climbing — so monitoring on its own is never more expensive than getting it inside FullCheck Guardian, at any size.
- No unit limit. Unlike the tiers, there is no 100-unit ceiling here — a per-unit price already scales with your community.
- Leak monitoring only. This is not a cheaper way into the platform: it does not include the compliance modules, inspections, or work orders. If you want those, the tiers above are the way in.
- Hardware is not included. LeakCheck works with leak sensors owned and connected by your unit owners (SmartThings-compatible). You are buying the monitoring, triage and saves record — not devices, installation, or a guarantee that owners enroll.

Above that, we quote your community individually — larger communities have real differences in building count, staffing, and rollout, and a serious quote accounts for them. It's a first-class path, not an exception: tell us about your community and we'll come back with a number.
LeakCheck Monitoring is the exception: it is priced per unit, so there is no size at which it needs a custom quote.

There is no self-serve signup, on purpose — full service starts before you're a customer:

Inspections themselves are separate — on purpose
Professional inspections are arranged and paid directly between your association and the licensed vendor of your choice. Scope, pricing, and vendor selection stay entirely in your management's and board's hands — HelmHOA never inserts itself into that relationship.
HelmHOA works with any vendor: inspectors can submit through HelmHOA's mobile forms directly, or management uploads the vendor's PDF report and HelmHOA extracts the data for review.
HelmHOA's value is what happens after the inspection — making sure identified repairs are tracked, completed, and verified. That's where the money spent on inspections is actually recovered.
What the subscription pays back
At this price the honest question is whether it earns its keep. Four places it commonly does — each depends on your building, and none is a guarantee:
Lower water bills
Buildings that track toilet and valve condition and verify repair completion commonly see meaningful water-cost reductions. The assumption: leaks currently go undetected for months. In seasonal markets where peak-season water rates run several times the off-season rate, found leaks are worth the most exactly when water costs the most.
Avoided flood damage
A single water-heater failure or burst supply line routinely causes five- to six-figure damage across multiple units. Systematically tracking equipment age and valve condition across every unit reduces that risk — it cannot eliminate it, and your insurance deductible is the number to compare against.
Insurance & liability standing
Documented inspections, verified repairs, and an audit trail demonstrate due diligence. Whether that moves your premium is your carrier's call — what it reliably changes is what you can show when asked.
Recovered staff & volunteer hours
The hours your manager or board spends on manual tracking, follow-up calls, and report compilation come back when the system carries them. The assumption: someone is doing that work by hand today.
