Help for Unit Owners

Your unit’s standing, the reports behind it, and how to submit proof when something needs fixing.

Your Dashboard

Dashboard Overview

After logging in, you land on My Unit. The menu across the top β€” Building Β· My Unit Β· Documents Β· Social β€” takes you around (on a phone it is the bar along the bottom, and More holds Help, Settings, Sign out and Call the office). Documents and Social appear only when your association has them.

Your to-do list first. *"You have 1 thing to do"* and a card for each thing waiting on you β€” the repairs that need your proof, in plain words, with a Send a photo or invoice button β€” and a bar showing how many are approved. When nothing is waiting it says *Nothing is waiting on you.* If it says *We couldn't check your repairs*, that is a problem on our side, never an all-clear: refresh, and call the office if it keeps happening.

Coming up. When your association uses SocialCal, a blue band shows the next few events; tap one, or Full calendar, to open Social.

Tiles. Below that, one tile per topic for your unit (Inspections & repairs, My Home Manual, Equipment, Leak sensors, Permits, Sell my unit, Guides & how-tos, How do I…?), then Report a problem (orange) and Call the office (navy, when the building has a number on file). Building in the menu holds your building's tiles (Documents, Notices, Building projects, Storm readiness, Voting, Preferred vendors…). A tile's colour says how things stand, always with a mark: red with a number needs you, amber with a clock is coming up, green with a tick is all good, blue with a number is something new to read, grey and dashed means we could not check just now. Tap a tile to open it; the Back link at the top returns you here. Tiles for features your association has not turned on simply do not appear.

Bigger text. Settings β†’ Text size switches your pages between Normal and Larger text. Your choice is remembered on this device.

Multiple units: A "Your Units" list shows an overall compliance summary and each unit as a card with its number and color-coded status. Click any unit card for its full detail; Switch unit at the top of a unit's page β€” or your unit's name in the top menu β€” returns to the list.

Understanding Your Unit Status

Your unit will be in one of five states:

No Inspection (Blue) β€” Not inspected yet. No action needed.

Inspected (Green) β€” Passed with no issues. You're in good standing.

Action Required (Red) β€” Issues found that need repair. Download the report, complete repairs, and upload proof.

Pending Review (Yellow) β€” You submitted proof and management is reviewing.

Compliant (Green) β€” Repairs approved. You're fully compliant.

Building projects

Building projects (under My building) shows the work your board has chosen to share with owners β€” a roof replacement, a pool deck, a storm repair. The tile appears only when at least one project has been shared.

Each project shows its name, the board's own summary, the stage it is at in plain words, and the expected start and finish dates when the office has recorded them.

How it is paid for appears once the board has recorded its approval of the funding β€” a special assessment or a loan, for example β€” with its purpose in the board's own words and the amount per unit where it is a fixed figure. Before that vote, the line says so and points you to the board's posted meeting notice. Where an amount is divided by each unit's ownership share, no figure is shown; the board's notice explains it.

Documents listed on a project are ones the association has posted to your Documents page.

Bids, the project's budget figures and the office's internal notes are not shown to owners. If a project disappears from the tile, the board has stopped sharing it. Questions about a project go to the office.

Inspections & Reports

Viewing Inspection Reports

When management uploads an inspection:

  1. You receive an in-app notification
  2. Your dashboard updates to show the new inspection
  3. Click Download to save the PDF

Inspection History: Expand to see all past inspections β€” type, date, repair flags, download links, and photo galleries for toilet inspections.

Repairs & Proof

Submitting Repair Proof

When your status is "Action Required," submit proof of completed repairs:

  1. Click "Upload Repair Proof"
  2. Select the item(s) this proof covers (each failed item is listed separately)
  3. Drag and drop or browse for your file (PDF, JPG, JPEG, PNG, HEIC β€” max 10 MB)
  4. Preview photos to verify
  5. Optionally add additional photos and notes
  6. Click "Submit Proof"

Once all items are submitted, your status changes to Pending Review.

Tips: Clear, well-lit photos. Before-and-after when possible. If one receipt covers multiple items, select all applicable ones.

If Your Submission Is Rejected

If management rejects an item:

You receive a notification with the rejection reason. The reason is displayed on your dashboard. The item resets to pending so you can resubmit.

Review the feedback, address the issues, then upload new proof for that specific item.

Tracking Your Repair History

Expand "Repair History" on your dashboard to see all past submissions:

File Name β€” What you submitted

Date β€” When you submitted it

Status β€” Submitted, Approved, or Rejected

Rejection Reason β€” If rejected, the reason from management

Valve Replacement History: When your main valve and PRV were last replaced. Click edit to update dates.

  1. Find the "Permits & Certificates" section
  2. Click "Upload Permit"
  3. Select document type (Water Heater Permit, Certificate of Completion, Plumbing Permit, Electrical Permit, or Other Permit / Certificate)
  4. Drag and drop or browse (PDF or image, max 10 MB)
  5. Optionally add a document name and expiration date
